This works well for assets that are more static in nature such as shares of a privately held company.Advisors/Facilitators establish self-directed plans that provide checkbook control.  

I would expect to charge a flat fee, with perhaps time or quantity restrictions.The idea is based on several assumptions: 1 - people looking for such a home may be far enough away that it is difficult for them to spend the time on-site to search. 2 - real estate agents are eager to sell their own inventory and may not pay a lot of attention to the buyer's wishes. 3 - buyers would be willing to hire someone to facilitate the search. 4 - buyers want help from someone who listens and acts in their best interest.I don't want to represent the buyers in any legal sense.

I am a Wisconsin Broker, and if you preform the duties of marketing,  or facilitating the transaction in any way for another and for a fee or something of value a license is required. 

Should I proceed as a facilitator through my own LLC ?

@Nicole Heasley - Quite frequently, this forum gets its fair share of shady, would-be "investors" looking to capitalize on low-down payment government-backed loans that are intended to facilitate homeownership.

Your servicing company should be able to facilitate this.

I will also call the sheriff's office that facilitates the sales to see what information they can give me.

So to facilitate this last minute closing mania that happens in the US now.. wires are a must..

They are the ones who make the laws on meth cleanups, create the classes, facilitate the training, and hand out the certifications.
