I wouldn't expect an enormous discount (because there's another investor that would probably take it with a positive test), but it is reasonable to ask for some kind of concession to help offset the cost of cleanup.I've walked away from countless deals, but Personally I have never ran away just because of a positive meth test.

You will have to identify a property that doesn't have structural issues at that price, manage the lowest of the lows when it comes to construction crews that would be willing to work in that neighborhood at a price that will make sense to you, weather countless break ins and thefts when your improvements are completed prior to tenancy, and then deal with the ongoing turnover issues related to the drama that comes with renting to really unqualified tenants.

All other things being equal, having a nice rapport with the seller can mean having a 120 day settlement term rather than 5, greater flexibility to inspect, or show the property and countless other details that can make or break your deal.
