I have checked with the City to ensure that if I were to purchase property, I would still be allowed to operate as a park and expand. 

But how much damage will be done by hoping for the unknown and operating at a loss?

Are you operating short-term rentals within L.A City or L.A County?

If you are comfortable with renting by the room, check the local municipality laws in the areas you are considering to make sure there are no restrictive laws about operating boarding houses.

Keep in mind, I'm a long-term rental operator and hold (typically) for a generation or more. 

California has a $800 minimum franchise tax per LLC per year (and it could be higher depending on gross receipts).LLCs allow for orderly transfer of wealth upon death through an operating agreement.

Basically, they name everyone because they’re hoping and counting on the fact that people set up their own LLCs and didn’t adhere to basic entity maintenance (operating agreement) and kept things separate (like bookkeeping and separate bank accounts).
