If your agent does not want to make this offer, that may be more about whether the resulting money in his/her pocket of $1000-$1300 (not including taxes and depending on terms and commission splits) really makes a $45K offer worth their time.

Family/friends isn't an option for me, and I don't want to go the self directed IRA route because there are too many benefits I can't give up on (loss of passive loss deduction, can't do work int the rental myself, can't even save on commission as a real estate agent apparently).Thanks for your thoughts.

I have researched the schools around me that offer the required 90 hours of pre courses and are accredited with the WV real estate commission.
