I know that this is a really grey area and there are a ton of posts here on the forums regarding what is legal and moral when it comes to wholesaling, assigning contracts, double closings, etc.

In addition, the value of the property had gone up which also wasn't recoverable.The moral of the story is, even if you get a title policy that doesn't except the problem from coverage, you probably don't want to buy yourself trouble.

That guy or gal probably boosted their order ticket by 50% or more, simply by helping and advising the patrons.

The biggest confidence boost I've found, outside of reading, is finding a mentor within that market, and if not within that market, then someone who has also bought remotely and can share how they handle property management, realtor representation, etc

While books and information help boost my confidence they unfortunately don't help me make money...unless of course I write them.
