The types of tenants they attract will not take good care of high end finishes.

The property I'm looking at is also conveniently located near a college campus, which I believe could be an attractive factor for potential renters.I’m reaching out to this community for insights and advice on a few key points:1.

In the end we are able to attract high quality tenants and higher rents.

You can do all the interior stuff you want, but if the curb appeal is poor, your results to attract quality renters will probably also be poor.Good Luck

Has anyone used crowd funding or perhaps a private equity reit to fund a deal in the 2 million dollar range and if so how did you set it up and make it attractive to investors while keeping it profitable on the back end to actually run and maintain the property correctly? 

Historical data, new developmental attractions, business relocation, local policy, etc.

Area of town can make a big difference on the type of residents that the property will attract and the level of work and risk involved in operating it over time.Sounds like it is an older property, which is okay, but increasingly lead paint, asbestos, etc. are concerns to residents and government regulators. 

Each of these areas has its unique flavor and offers opportunities to invest in affordable yet attractive properties to potential tenants. 

Demographics are similarly attractive.

Keep in mind also Oregon has one of the absolute worse tax burdens on big corps.. so they have to give somewhere to attract..
