Technically the signed documents will be on record if you ever get audited for any reason and they can therefore prove that you acknowledged and agreed to those terms when taking on that financing.

I looked up the unrepresented buyer form, I see it but it looks like it's just acknowledging who you represent or if you represent both parties.

If you are assigning the contract then the end buyer will see your markup because he will have to sign not only your assignment contract but acknowledge everything on the contract between you and the sellerIf those numbers are even close to accurate though the buyer shouldn't care.

The cash for keys contract will give up the tenant’s rights to the property and the contract will be sent to escrow for buyer/seller to review/acknowledge it took place.Both buyer and seller will each deposit $5,000 into escrow prior to cash for keys to tenants and held in escrow until closing.

Every BRRRR has the risk of having to leave cash in and you just have to acknowledge that your ‘cash left in’ has interest until you pay it back off.However, if you’re just looking to buy a more-or-less turnkey property with as low a rate as possible and as little cash out of your pocket without using a partner or investor, then taking the cash-out mortgage on your home to acquire the property would be the way to go.
