With closing costs, you'd be putting $71,500 into the purchase, leaving you with $178,500 for the renovation.Buying a duplex would allow you to borrow up to your limit, but you'd have to put 15% down, so you'd have much less left over for the renovation -- though you'd need less if you're not creating an ADU!

Needless to say this paradigm shift for us is a bit stressful. 

I'm looking to do some work on my SFR before trying to sell it and am glad to know that part of the deal so I don't get mad needlessly.

I am also being asked to find contractors, kitchen/bath designers, painters, etc so they are really letting me run with the project, although needless to say I am nervous doing this type of consulting since it is not my money being invested.  

Needless to say I've done a lot of the renovations myself and I'm proud of the work.

Needless to say, that was the last job he did for us .

Needless to say, we were pretty upset with the broker that we had just started a relationship with us.
