FSBO is very possible in hot markets.. if you already have buyers lined up.. in markets that are not hot your going to get deluged by investors looking to low ball..

If you come across a better opportunity here in AZ where if you can take your 1M and turn it in to 1.2-1.3M ( maybe a value add deal) sell the house, take the equity and use it to get a bigger return.

If you were to find mid-term rentals, I would suggest filling it up with Short Term Rental bookings in between MTR bookings Vegas has pretty strict STR rules thats why folks go MTR there and the HOAs as well most wont allow them unless its in a condotel type thing.

However, I had to subordinate the sellers note to 2nd position (hint: set up that language in advance to streamline the process, if that's the direction you're going to go).Since the ARV was high enough, and the potential income would support the mortgage and expenses, it all worked out. 

The provider I am using allows for 60 days of continued coverage once construction is completed.

Also, if anyone has any experience in land purchasing I would appreciate any tips or websites on how to find the best deal or agent for the same.
