Here are a few to beware of:1) Seasoned bidders overpay just to force you to spend your money faster or send you home empty-handed.2) Form collusive partnerships with other bidders (illegal, but it happens).3) Bidders bid on properties w/either known title of other defects but they know how to fix (but you don't see even the title flaw).

In my experience, those who tend to like the DSTs, and this type of solution, tend to be those who are 75 or older without a spouse or significant heirs and who are just looking to postpone the taxes beyond their likely life expectancy (recognizing, however, that this is an ever increasing target in some instances).One defect here is that you are totally out of control.

Personally, and I am a contractor, I'd send them notice, ot you could have your construction attorney do it, they will not be paid any further, and you will likely back charge/sue  them as correcting their defective work will cost more than the balance remaining.

Ask specifically about any defects in the process.The pet on approval angle might be one to sell more (but just leave it at that and pull the cat clues if possible for showings).
