I would really like to get a CPA’s take on this.Ultimately, I just ignore the bad debt / credit losses entirely when I’m underwriting based on Actuals because that will artificially deflate the NOI.

I wanted to know if there was a more intelligent way to find a market instead of looking in your local area.

Millenials are far from the only or most affected generation.It is Intelligent to be aware of where we are in a market cycle overall, so the question is valid, especially if your market has been frothy and deal-flow slim.  

Hey ChrisThe reason gifts from the seller are a problem is it artificially inflates the value of the property by 20%. 

We should do whatever we can to avoid creating artificial turnover.
