You need to know how long to visualize trends in the area and what kind of variance to predict. 

Hard to describe without looking at a matrix (its a visual tool) but you will want to consider the SEVERITY of the outcome 'Y' axis with the PROBABILITY of the event 'X' axis.

@Shiela Roberts ^^^^ Using a free online tool will just get you into trouble because you can't really visualize the space correctly.

Repair may be desired.The inspector was not able to visually verify the electrical system main ground.

I am currently closing on a duplex in my area and the inspector found an attic mold issue that I would not have located on my own visual check.  

My assumption was solely based off visual amounts of multi-family buildings going up!
