I already know that a clean nice lit storage area would be a great upgrade, and we plan on doing that to the basement, after we paint over the graffiti/etc  https://www.realtor.com/realestateandhomes-detail/...I appreciate it!

That way you can do an inexpensive upgrade (no plumbing needs rerouted) and you add counter space and or storage.

And I'm having a hard time convincing our bank to allow this large a check deposit through the mobile apps (when they have one, ugh community banks sometimes)... unless we want to upgrade and pay for the privilege of their "treasury services".Thoughts?

I thought about something like a broken up payment for a net lease(Pay a total of $2,500 and then you get to live in the home and only pay lot rent as long as you're living within park rules).

Most of the syndications I have reviewed recently involve upgrading C class buildings so they can raise rents and therefore values to generate good returns.

Only thing we'll need to change is rehab costs I'm sure, as we've only seen one unit so far and I'm sure we'll need more than $10k total, but we plan to upgrade the units slowly as tenants move out.

@Jim Adrian it’s a complete guy, sans most of the flooring, because the place has been vacant for 10 years, the plaster ceiling is falling down everywhere, walls need to be reconfigured to make it fit a SFH instead of a Duplex better, Mechanicals all need replacing due to rodent/critter damage, and city code will require electrical service upgrade and new water service, etc… It’ll be a fun project, has good bones, just the soft meaty stuff inside that sucks.
