We just received our inspection report back and it has 11 critical points that we need to address and either abate or mitigate it also has dozens of spots that tested positive but no current action is required.

@Susan Little I’ve bought pretty much all foreclosures in the Cleveland market and the comments above are all spot on.  

The sweet spot in Denton is honestly, IMO, about 5-10 miles outside the radius of campus.

So your chore is work backwards until you find the sweet spot on price threshold. 

We'd be keeping the property because we love it and hope to live in it for part of the year.My target area is:I'm guessing that Hershey, PA is the hot-spot for short-term vacation rentals. 

I'll instead focus on spotting and moving in on a good deal.

I spotted a 3 units home, each is seperate building and has seperate utilities. 

Because everyone knows so much about the “hot spots” where to build and where not to build, I had no luck.

They saw our numbers and approved us on the spot.
