I think things move quicker and more smooth AFTER the negotiations when you have an agent. 

So here’s the situation:My husband and I bought a SFR under an LLC in a transitional (early stage) neighborhood.

@Joshua Ryan Meador if you do not have sales experience, having a large sum of cash in the bank will make your transition to real estate a little smoother. 

@Randy BattersonYour PM company should be checking on each property no less than monthly (weekly for apartment buildings) when everything is sailing smoothly.  

They look so nice beside the rough finish but I have done it in many projects..the only problem is cleaning abit and have to shave to make smooth in the areas where you put the outlet covers.* 4x4" tumbled travertine around 3.5-4$ per sf* 6"×24" leadger panels around $5-6.5 per panel (sf)Both i think usually less expensive than the mosaic sheets unless you got a deal on them that different story 😉Good LuckNote: pictues are taken from my projects !!!

I'm a single dad and devoted father, been in the contracting business for 10+ years and have recently made the transition into REI.

He is transitioning out of the military, so we will have our VA loan to use.We are primarily buying multi-unit property in our home state but we would like to make an investment purchase in Charlotte as well.

I'm currently self employed in a service business I started in 07 and am transitioning to RE as soon as possible. my "part time" RE effort is still likely over 30hrs/week. looking forward to freeing up another 50hrs when I can step away from my other business.
