I need to replace a refrigerator for a tenant that i think may stay in house for a long time. 

Their refrigerator shelving is held together with tape, (that way when they moved in); they bought a stove so they could have more than one working burner, the downstairs bathroom has leaked so much the lino is coming up, the fence is held up with props and the gates are history. 

My lease has a spot to include things like this, which I've used to list items such as refrigerators, washers & dryers, etc.

The home warranty won't repair since they arent replacing parts that require them to refill with R-22 refrigerant.

It made him see the little things that he never considered likea. you still want your cell phone and internet connected so give thought to this especially.b. freezer and refrigerator protocols while power is off.

Example - replace the 20 year old brown refrigerator with the rounded corners!

I know you don't want to spend another dime on the property, but including refrigerator, washer, dryer could go a long way.

The refrigerator was a little too big so I did buy a new one.  

Here's one from a newb here (Me):    When doing a complete condo renovation, and you replace working but ugly 12 year old mechanicals to be on the safe side; (Heat Pump, Washer, Dryer, Stove, Microwave, Dishwasher, and Hot Water Heater), and decide to keep the Refrigerator because it's "Perfect"...get a new fridge anyway because in 2 months it will die.Ask me how I know. 

We have a studio that can only fit an apartment sized refrigerator.
