We are looking for advice on other things we can do to promote the house or maybe some tips for this upcoming open house?

The owner said that she is looking to get $38k, she's trying to get rid of it b/c  of a new job/promotion that is coming up & she wants this off her hands. 

You don't get the interaction of a class situation but that's probably not a bad thing... there is always that one student that throws off the conversation in directions that no one really cares about and in an interactive class when that one student takes the instructor off course, it's usually at the detriment to the material you need to learn.

(Nothing to dispute to the repair person though - the invoice is fair based on the work involved - I forgot his markup on some of the materials is all).    

If I remember correctly, Lowes installed my carpets for my three bedrooms which ran me a little bit over $2,000 for materials and labor.

So, I am a bit (Outraged....oooh that sounds to harsh) dismayed, that I am looking for great videos/articles to use on my FB Business page promoting using "Cash Buyer" option for a home sale.  

I did the rehab myself on my first deal so I only had to deal with the cost of the materials. 

Having materials order sheets of products you use over and over again is a good system.

Depending on how much loose material it was a pain to empty .  

My score is very good, and I've used the time to safe up and do a lot of reading, listening, and watching RE materials.
