NOTE: Market rents would be about $950-ish.Scenario 1) Increase all the rents to be fair, and risk losing a good tenant, even though the rents are already below market.Scenario 2) Increase all but hers, but risk "playing favorites" and angering the other tenants because why should they pay more...Scenario 3) Increase only the problematic tenant, because he is the one benefiting from the updatesThe tenant is pleading for me not to increase the rent, and I want to be sympathetic but I also want to be fair.

The fact is, the sum of missing rent is pretty small and would be much easier for the guilty part to pay than having a complaint to the bar or their broker ore real estate licensing board.

We have tospend time sending the file to and paying the attorney's, manage the tenant and the property in the meantime to protect the asset while they are still in the housedeal with whatever  measures they take to prevent the eviction, (legal, pleadings from family or church members)liase with the sherriff's officechange the locks and deal with anything left behindclean the property and pay for trash removalspend $$$'s to upgradere-certify for leaddo multiple showings and vettings to refill the vacancy and maybe upgrade equipment in the house if necessary to secure the right tenantdeal with the uncertainty of not knowing when the vacancy will be filled or how the new tenant will performdeal with the utility companies and the city for any licensing issuestransition the new tenant until they are settled and familiar with how everything works.By contrast managing a habitually late tenant is childs play.

If you wouldn't rent to anyone with recent criminal charges on their record; why is it OK to rent to them when, by your account, they are guilty of potentially the exact same actions.

He advised me that failing to tell the police what I knew could be considered misprision of a felony (see google) which means in essence you become guilty through knowing about the commission of a crime and not saying anything about it.So I went to the police, and eventually they had enough evidence to arrest my tenant.
