While Treasuries are often viewed as "risk-free" investments, certain real estate deals in today’s market offer a compelling alternative—especially when purchased at a deep discount.Take, for example, a 1,000+ unit apartment complex in a suburb near Michigan.

Now how to target what you want?

What seems most attractive for now seems to be multi-family markets starting out and eventually moving into 5-20 unit properties for growth. 

You get the house for an acceptable price, or you look for something else. 

Although that would be looked down upon by a lender as well because of the inherent risk of lending to someone who has too much on their plate. 

It's tough in this market but not dead, off market deals are very tough to get right now and you have to jump on them when you see a good one.

Times are changing somewhat though, so maybe over time if they are not supportive now, they will be at some point in the future.
