A real fun incident was a very cold midwestern winter, and a beautiful 1880 Georgian style rowhouse that had been converted into around 9 apartments.

@Anish Patel For a 23 unit multi-family of mine, it's roughly $200-$250.My cost for the water (high sewer rate) & electric is around $50, so my net is roughly $150-$200.It's a great amenity for tenants, I charge $1.75 per wash & $1.75 for dryer, I own the machines.I did have a recent incident where someone accessed the coin box and removed all the money!

Although I do not agree that I was being racist, it has never been my practice nor intention to get into a name calling incident, so that post he found offensive was removed.

Since the cops were called on at least one occasion it should not be difficult documenting, at least, the one incident if you have to go to court.

His estate sued the owner of the pet AND the landlord, even though the rental was several blocks away from the incident.

Primary & Non-Contributory:  it is used to make the contractors insurance primary if both of you are sued on an incident. 

Thank you.It's interesting because when I read over the reported incident (even though I haven't lived there in 10 years) I can remember reading the articles and talking to friends and family and understanding the neighborhood climate during each incident.

I’ve heard it’s also happening in some places where the association has too much differed maintenance (after the Florida incident) or not enough reserves.
