Its seems like there is always "something" on the horizon to make us uncertain, but at some point we have to take action.

Where can I find accredited investors for new development/construction projects upcoming & on the horizon yielding high ROI/profits in NJ & NY?

I like Lubbock, and based on the 2040 plan, great things are on the horizon.

I will always choose to pay taxes on $10k and not on $100k, no matter what the rates are.Again it all depends on your current tax brackets and your time horizon for investing.

For now, 5-7 year time horizon for each project/investment. 

The need for liquidity/access to capital/income, risk tolerance, investment objective and time horizon will drive this decision.
