Hello all,I have found a house in my market that I would like to buy, but the price is a little steep.The bad: Seller is asking 225 per square foot for an 1100 sqft home (250k total).

For example, our home is 1400 sq foot 3/2, and a 750 sq ft 2/1 across the street just sold for over $200,000.  

Keep in mind that many companies have salespersons to do their estimates (and @Nicole W. and @Russell Naylor) and may not ever step foot on the roof (if only for insurance reasons).Unless there is something pretty unique, estimating roof work is fairly simple.

The cost per sq ft is not accurate enough to kill the deal.It is used, as you are as a starting point for consideration.I suggest getting some hard numbers quoted on the big ticket items ie, HVAC, plumbing , and electrical and the rest is relatively cheap.Pricing per square foot works better with new construction, anything can happen in a rehab.

So even with my blunt comments,  I am dipping my foot into one of these areas as I am getting ready to buy a property to hold from James Martin for $11,000.
