The highest electrical bill for a month of daily showers, laundry etc was $42.50.Meanwhile my neighbor has replaced his conventional propane 40gal HW tank @ $1500 a time (parts & labor) at least twice in the last 8 years.

So basically the best case scenario is you give the bank $40,000 (5% down payment) so you can pay $1500 month to live in an apartment (which is market rent) while exposing yourself to a lot of liability, work, and potential to lose some money.

I have my CCO.b) he refuses to pay his 1/3 share of the electric bill (while not paying a penny towards the propane, water or trash thanks to my generosity)c) he thinks he can call the shots on what a "fair" increase is.

It’s binding, and don’t know what the contract says, or the applicable Cali law, but......I would advise to let the Attorney know that the Attorney was trying to take advantage of him, used his investor buddy instead, and.....he is Not selling and if the Attorney doesn’t get his investor buddy to drop it, he will report him to the Bar Association.He will Net more money by putting it on the mls, paying the commission, and exposing it to All the flippers/investors and happy home buyers in the Whole market.

@Chris Braudis JrMy experience both as one seeking housing, and one seeking tenants, electric baseboard is deterrent to anyone renting In NH, highest utility rate in the country.I have seen landlords be successful with mini splits and propane unit heaters, but adding electric baseboard could be cost prohibitive.
