You do need to execute a valid bargain and sale contract, transfer earnest money, then engage an agreed upon title company to handle the closing and possibly hold onto the earnest money.I would start by calling the title company and ask for help.

That said, I moved from Atlanta to Maryland a couple months ago, and decided to engage with a few wholesalers up here, to see if things were any different than in Georgia.

@David B.There is some benefit to using a Custodial Plan - it makes much harder for the participant to engage in a prohibited transaction.

We will be moving in the next 6 months so I doubt I'll really engage with anyone here in Clarksville, TN.
