My first rationale is the smaller homes will attract the type of tenet I’d prefer compared to the larger home I currently own which would be larger families.

But there are some differences you need to be aware of compared to multifamily.The lease is the most important part.

Also know that commercial values are determined by the assets existing performance via their financial statements using the NOI and cap rates, which differs a good bit from how residential real estate is valued using comparable sales.

You have to compare apples to apples because while a 1/1 may do well in certain areas, it may not be what people are looking for in your area.

Compared to the original Quickbooks (desktop) that was a one time $100 purchase for the software, that is big difference. 

They are very hands off and their insurance is very subpar compared to Airbnb. 

Finally, I look at housing starts, price points, infrastructure and safety - both cities are comparable, although Huntsville seems a bit better.

Louis offers lower property prices and potentially higher rental yields compared to many California markets.
