Finding the sources of the data, clean it and then getting it to flow is the challenge. 

It's a very clean house with brand new paint, modern appliances and overall good shape.

The tenant is very clean and orderly, plus we're planning a gut job after this tenant leaves, in order to update the unit and get market rent. 

If those are the occupied units, I would give them 30 days notice and clean the whole place up immediately!

I've seen some do an acid wash and not try to cover up the existing but just clean it up.In the photo, the real wall paint color is by Sherwin Williams Interactive Cream.

Think how much you know about remodeling so far, whether you have tools, a truck, and how deep you can go (anyone can paint or clean but sheetrock, trims, windows, sewer line... electrical and plumbing often require permit).

Standard repairs (bathroom, paint, roof, electrical upgrade, clean up etc.).

Being an industrial property I would want  a clean phase one.
