Calmly explain that a court eviction will cost you money and time, and will harm his ability to rent in the future.I know that at this point, you want him out by the 10th and the new tenant in.

If you cannot think through such situations now, when things are calm and there is no money or feelings on the line., you're sure not going to be able to work them out later when they, inevitably, come up.

Your need to be calm, professional, fair, firm, and swift.

I would calmly say ok you can leave or we can do the following...keep the current lease and go month to month at the end.
