I'm hearing more and more about certain areas banning STRs with little notice.Another option that may interest you is investing cash into a cash-flow oriented Reg-D fund, such as an oil and gas mineral rights fund.

I understand if you don't, but you might be cutting out 80% of the renters if you don't.As far as MTR and STR, be aware Dallas is considering ban on STR....that's probably been on the agenda, but seems to be more talk lately about it.

With the new ban on short-term rentals in Dallas, we are very interested in the medium-term rental route.One of our ideas was to purchase a new SFH or half duplex in a gentrifying neighborhood close by, live in it for 12 months while saving up to purchase our next home, then purchase/ move into our next property using another owner occupied loan and convert this first purchase into a MTR catering to travel nurses and other traveling professionals.A back-up contingency plan would be the long-term rental route however it will be difficult with current prices to break even on the monthly payment so we’d be losing money monthly using this strategy.. these areas have good appreciation potential but I’ve always been taught that, with investing, if you don’t have at least a small amount of positive cash flow, it isn’t worth it.

Despite the fact that the Austin City Council passed in 2012 what many around the country consider to be model legislation on STRs (which allows the city plenty of leeway to enforce code violations and address problem properties), council is currently considering passing legislation that would effectively ban Type 2 STRs in Austin.

Late 2019 they banned so many short term rentals and retracted their permitting for such rentals, and I could see them becoming even more restrictive to stimulate money back into the hotel industry - this could also force you to go to a long term rental plan and slash your margins.
