Try to stop the bleeding (and her liability to you) as fast as you can.I would respond to the lawyer with a copy of a move out letter to the lawyer and the tenant.

Why not pay down the principle on sd property until you have enough that you can refi to a 30 year and still have it cash flow....about 50% ish currently....then someone can pay you to own it without you bleeding to death.
