I am an agent in the Clarksville, TN area but prices here are starting to get into the Nashville nose bleed arena since so many people move to Nashville and discover how expensive it is. 

Andy there are some good properties out there and some that just bleed money.

Many investors bleed their investments dry and have no resources when the unexpected comes up. 

Generally, if you take a loss from a civil suit, that loss doesn't bleed into your other LLCs or your personal property, but not always.

If you use wood around the sink you can have issues with mold & swelling.

Why not pay down the principle on sd property until you have enough that you can refi to a 30 year and still have it cash flow....about 50% ish currently....then someone can pay you to own it without you bleeding to death.
