I have also bought from a neighbor and such but unless you have some boots on the ground, your best bet would be finding a realtor you like and/or search the MLS.

I have too many questions for one post, so keeping this post broad and will ask more specific questions in the coming weeks/months.I have a good 6-figure job and some limited real estate investing experience (own one short term rental in the Denver area and recently Airbnb'ed a second property under the rental arbitrage model).

Your best bet is definitely going to be a small credit union or regional bank in that area. 

I had heard about the 180 day limit, but it reads consecutive days so are you limited to just a 180 days total? 

It fits all the requirements- size limit, minimum pixels, file format, no text etc.
