We just refi'd our 24 unit we bought 2 years ago into agency debt, and pulled out our initial capital plus another 100%.  

After 8 months of "trying to contact me" hahahaha, BGE sent the bill to a collection agency.

So, make sure that you call the appropriate agencies to make sure it was done properly.Also, when you are done with the rehab, rush down to the recorder to submit all of the completion paperwork because California has a stupid law that makes it possible for sub-contractors to put a lien on your property if your contractor doesn't pay them even if you paid your contractor.I almost got hit with this situation because the electrician called me and told me that he was going to put a lien on my house if I didn't pay him.

They always have ads for agencies that check credit.We (my wife and I) own several fairly large apartment buildings and never did a credit check.

I drove miles and miles around the city, but I thought the rents are far too low and most of the properties I saw were ragged.I never look at the reports that government agencies and real estate companies create.

I even went around to 6 different real estate agencies seeing if they may have any hidden or fresh deals and nobody has anything at all.

I just realized that wholesaling isn’t for me and I preferred the Agency route.

I bought my primary residence from your agency, and I hope to keep using you all in the future.
