Then there are other things you will want the seller to sign:   a mortgage authorization to allow you to communicate with the bank, I have a seller acknowledgement form i use to cover my bases and make sure they understand what they are trully signing, a limited power of attorney, etc.  

I will acknowledge someone when they are right and acknowledge when I am wrong.
