You can pay after taking an application fee from the potential tenant, which is what I usually do, or you can have the tenant pay, but they don't get the $5 discount.If you're looking for a site to manage your rental properties online, including ACH payment of rent by deduction from the tenants' bank accounts, I use and would recommend rentecdirect.com I'm using it to manage 20 properties, about half of which have tenants that pay by direct debit.

I do not check their passports either…they get paid per finished project. kitchen, bathroom etc. so far the system works out well.Gutted bathroom :Install durock, tiles around bath and on the floor, toilet, medicine cabinet, vanity, connect plumbing and paint = $800 labor for finished bathroom.

Besides have "skin on the game" (not sure why I kept having imagery of an Egyptian mummy), at least 70-75 LTV ratio and deed of trust as collateral, having an monthly payout via ACH is another important factor when doing a PML deal.

@Paul Birkett in my mind this is a very advanced strategy for those with lots of capital lots of experience and those guru's selling courses to those who have little to no real estate experince are really just setting many people up for heart ache.
