If you want to leave a legacy, retire young, make major donations, spend loads of money on toys, etc, then you need a high net worth, possibly $25M or more.

The duct work may also be full of random crap - I have a unit that I shop-vacced several children's toys along with all kinds of random crap out of.  

My wife and I are about to start investing in real estate (small multi-family properties), and we are toying with the idea of having my wife (homemaker) get her real estate agent license to represent us as the purchasing party in real estate transactions.

I still had my house and 'toys' here.

Our plan for the the first year was to purchase two cashflowing properties, then use the cashflow from those and anything else we can scrape together (income we don't spend and toys and equipment we can sell) to make purchase #3 in year 2.
