The Miami market isn't a mystery.  

It might have been used in mfg drugs or have someone murdered not disclosed.

Just depends on your desires.. but at the end of the a house is a house is a house.no mystery to it.. you want to buy one that has had a quality rehab you double check that by hiring YOUR OWN INSPECTOR. but remember these are used houses inspections will have major items that should be addressed but all homes are going to have honey do items.. you cannot reasonably expect a home to be 100% perfect none are.

I have a friend that bought a cheap 60 unit their for 8k a door  and dump 600k into rehab.. he thought if he just made it nice it would workwell long story short.. management stealing.. murder  other crimes.. vacancy got up to 85% then got down to 50% and places were going to pot again.. they sold lost over 500k all in 18 months.. and I told them don't do it.If you buy the A and B in any city and you can keep top end tenants then it does not matter what city.. what matters is what tenants.cap rate is adjusting for Risk.. why is prime Multi trading for 3 to 5 caps.. when you can see 10 to 15 caps in those markets.. what is the reasoning for this everything being the same... its the tenants and the ability to actually manage them... 

I think it's a horrendous practice but there is legal precedent with documentary film makers who make millions selling depictions of illegal acts (rape, murder, genocide, rioting, assault, etc....).

I sometimes think things have a mysterious meaning that I'm missing when it's pretty obvious it just means what it means!

you get the drift  there is always something in each area that you need to be aware of .. seems to me all markets have pro's and con'sbottom line is its no real mystery for this stuff.... you don't need some fancy spread sheets or cash flow calculator.. its 50% of rent up to about 100 to 1200 minimum for on going Cap ex PM taxs insurance maintenance ... and higher with low rents ... end of the day that's were it flushs out these are just SFR and simple one's at that ... that's the first thing you do when looking at rentals then figure it out from there...

We'd like to take some out but our tax guy says a 1099 "will murder you". 

Mysteriously, the name of the PM company would remain unidentified during the presentation.As the presenter was moving forward with the presentation slides, there was one slide which was quickly glossed over with little elaboration or explanation.

I've found a house where 2 murders and then he shot himself in the house. question is, is this to much for potential buyers to deal with?
