I don't think that by accepting rent from a tenant I have effectively taken a sacred oath to intervene forcefully to ensure my neighbors are not disturbed by barking, whether proven or merely alleged. 

We've replaced floor covering, remodeled kitchens, and remodeled bathrooms with tenants in place too, with less than a week disturbance.

It's only harassment if done repeatedly and in a manner that's considered disturbing and/or threatening. 

If you have a good one, then it should have something in there about not disturbing others, peaceful enjoyment of the building for all, etc.

The fact that you are prepared to "take a risk" is disturbing.

Time I arrived at the fire, the fire department was standing around along with RedCross and the tenant, getting things sorted and the fire put out.For #3, & #4, yes there are rules, the lease is rules, like changing filter, not disturbing the peace.

Fortunately to a Google voice/text number I place in the ad that I have set to "do not disturb".

Any disturbance would be rectified. 

I don't want to disturbe the current tennents by  showing the house many times.
