Really miss the area during the winter months when the KS temps dip in the single digits with the N Wind howling outside.  

You can make a room comfy on 5/gal a day tho depending on outside temp and a heater will do around 1000 sq ft usually.I agree with @Jon Holdman watts is heat, heat can be made from watts.... most efficient is baseboard heaters.What about a mini split system?

It has a thermostat that you can tell it when to be on at what temp and set times to go to a lower temp.

The other good part is I adjust the temp an hour or two before their arrival so it is comfortable when they walk in. 

As I am a novice investor, I just don't see how to structure such a deal.I considered having him purchase a property temporarily in his own name, or in an temp LLC we set up for the purpose where he must personally co-sign the loan along with his LLC (as so far I've found all banks require).  

So I guess if they are home and leave, can they not just set the temp on the control panel?

I will say the last time I saw one of those that had a problem the large company that installed it gave my customer hell and tried to say their warranty was void because they had someone not from their company repair a moen posi-temp cartridge unrelated to the tub surrounding and cover.
