At this point I haven’t seriously thought of selling the Hawaii place because my renter is paying down the mortgage and I anticipate that the property will continue to appreciate in the coming years however I may end up refinancing vice using the HELOc to pull out some of the equity for other investments.

I'm not suggesting you lie or break the law at all, but we have all been in situations where the buyer's circumstances change and you have to go from a 20% DP to a 5% or vice versa.

However, there are two caveats: 1) portfolio theory says that you should balance stocks with some bonds and other more conservative investments (the ratio to be determined by your age), and 2) some funds/ETFs make more sense in terms of taxes for traditional 401ks/IRAs than for Roth and vice-versa (this is called tax optimization). 

And as risk goes up, so does returns and vice versa.

I have another PM in a different stated that has helped me immensely with another property and hasn't charged anything above the monthly amount, so I'm just not sure if I'm extremely lucky in one case and normal in the other, or vice versa.
