You pretty much have to be following the local market, be aware for new listings with daily alerts, and be ready to identify a property that is being sold at a discount to ARV (hint: you'll have to do your own research for each property on your radar) and if your calculated profit works for that property, you move forward with acquisition.

We know that hud will not make any repairs but have the contract contingent on inspection.We don't (hint hint) but I have heard from a little birdy that somehow the power get turned on for about a hour doing inspection.
