Like if we have a $200k refinance we could take that money as income without the tax hit and as long as the debt service is covered by the rental amount we would be covered. 

Customer service doesn't even begin to describe this chain of events; this is guided missile level sales follow up and over the top attention to detail and customer attraction.

I agree that there should be better ways to screen out the dreamers and tire kickers from services that people and firms are paying to utilize here.

In general, when I've called Cobb County, I've found it really depends on who you talk to, some of the people there are knowledgeable and helpful and some really don't have a clue and are not very customer-service-oriented. 

Is that still true even the roof was torn and impacted the service?

Under IRS rules, you, as the plan holder, are considered a disqualified person, meaning you can’t perform services that benefit you directly, such as acting as the leasing agent for the property. 

@Sam Kay, I have never had to pressure test a house after water service is started, but I have replumbed more than a few houses, and pressure testing is a rough in inspection requirement (same with gas lines).  

Last I saw (which has been a while) both Rent Recovery Service and AOA Debt Reporting service could report to credit bureaus.
