It's all about the guarantor on the lease, experience in that chosen industry, a track record of success, liquidity and net worth of the guarantor, and how easily attachable the assets are if something goes wrong.For instance I would never front money for tenant improvements on a business that is not a proven performer.

If you don't have a proven track record and a tight relationship with some lenders, getting 100% financing for purchase and rehab is unlikely.

They get you all hyped up about how it's so easy to make all this money and that they have a proven system to do it and they'll show you how to do it.

I hope to one day find someone who has been and continues to be successful in the Houston real estate market, primarily operating within the realm of single family properties (buy and hold, cash flow generation) and has a proven track record. 

Once you've established yourself and proven you know your numbers, know your market, know your exit strategies....money will start coming to you instead of vice versa.

The issue is if the attorney only sues the owner of the property an additional insured endorsement alone will not cause the policy to recognize a claim.

Wasn't sure if 10 day period could possibly anull the HOA foreclosure if anything was signed and agreed upon by them and proven.
