And if they did do it, they would feel guilty.

This duty requires the landlord to evict a tenant who is guilty of an offense in the landlord's judgment. 

But, generally, there are specific requirements of pleading if you are alleging fraud and/or bad faith.

You might also want to ask in the tax section regarding how best to set up a partnership - if you don't already know about this.So, basically, I wasn't any help at all - except to tell you not to feel guilty if whatever you work out is legal :-)
