If that happens we will be moving and it will set things into motion. 

You're lucky - the one time it happened to me there really WERE bedbugs (my housekeepers discovered them on a later turn, I immediately got the exterminator in, rehoused incoming guests, etc - all that was in motion by the time these people complained).  

I third the motion for Home Depot classes!

They would only do that IF the borrower filed a chapter 13, filed a motion to lien strip a junior lien, was successful in that motion, and completed the chapter 13 and got their discharge and THEN notified the lender to reconvey the title back to them.

I do calculate the cap rate when considering a purchase, because it's part of going through the motions, but I don't pay much attention to it when deciding whether to do a deal or not.

Sometimes it's small stuff like stones for a walkway so their shoes don't get muddy, or a motion detector security light, focus on LISTENING to the tenants--- they live in the house, they know what it needs!     

So, we set plan B into motion, always be prepared.
