If you had a service like that available to you to you on the landlord level I'm curious as to what you would want out of a service like that, and how much you personally believe you would pay for a service which finds reliable vendors, schedules them, and gets the invoices with ratings for you?

... this may require removing a few other tiles to create a pattern.If not, it's a good excuse to get rid of the tile counter and replace it with some ... anything.If you go the repair route and the counter is fairly new (i.e. it is excellent condition otherwise), then you could invoice the tenant for the repair ... though it wasn't your tenant who selected the tile counter.If you plan to go the replace route, I would not install new counters until the tenant moves.

A tenant's bank won't give you money unless the tenant specifically authorizes it (and a bill/invoice won't cut it)I would look into electronic rent platforms like Cozy.co (or others).
