I have found motivation through David Greene and his story for the simple fact we have similar backgrounds.

I am about 70% through David Greene's book on long-distance real estate investing, attended the last couple of webinars, and have been absorbing articles of interest as I come across them.

If California were to roll back the taxes and regulations that have attempted to make Calif a renters paradise they would see this problem go away.

@Reggie Greene I haven’t been yet, I hope to once school schedules settle down a bit.

Would the drainage requirements be mitigated by making the parking lot from pervious pavement/asphalt and the installation of a green roof(which would contribute to stormwater absorption?)

This was actually on the podcast that  @Brandon Turner and @David Greene did with newcomers recently.  

Thanks to BP and David Greene's book, we are feeling more comfortable with the idea of investing in an out of state market - looking mostly in the Portland, OR area - but wondering if we need to be pre-qualified by a lender in that state as well? 

If you are used to the paradise like weather of the Westside, the summers in the valley will be a difficult adjustment.
