(note: ADU's still fall under RSO (rent stabilization) but not SCEP (systematic code enforcement program) which is where we have encountered the red tape.  

I quite often encounter properties that won't show the interior without an accepted offer.

Gold bars, I think, are more of a mental block for some people since it really isn't like anything they normally encounter.

Having the repair estimate in hand from a licensed professional makes it difficult to argue and at the end of the day they would encounter the same issue with ANY buyer.

No uneasy conversations or encounters, no spiteful actions...simply no need for any of that.

We're BRRRRing all of these properties and I'm okay with leaving a few G's in each one but I'd like to hear what you guys have encountered when you've refinanced your properties.I anticipate potentially having to push back on some appraisals considering the properties we're buying.

Mountain America Credit Union has great portfolio loans but if you can get the same loan somewhere else do that instead as we've yet to encounter a competent employee.
