Both materials are extremely durable and come off as high end.I typically renovate to one class above the property.

Now should I install a surround or go with durable/cheap tile?

If installed correctly is much more durable than both carpet and hardwood. 

I would sent them a nice letter telling them how much you have enjoyed having them as tenants and that you would love them to stay but as market prices have gone up so have your potential expenses on durables (appliances, roof, ac, Etc).

Plus not only is it way more durable than laminate, but if they did manage to crack a tile, you could pop it out and replace it.

Looking for most renter appeal and durability.

Add a bit for quarter round and some elbow grease, and you have awesome looking, durable floors for bottom basement prices.

I’m concerned about durability and if we decide to resale I don’t want to have to redo the counter tops.

@Casey Maeda If a person doesn't have sufficient mental faculties or emotional durability to succeed in the securities markets that's fine, many others do and have done so very handsomely.

I have a 2nd set of tenants in there now in their 2nd year and they are still in good condition.I probably would just do granite in new jobs because of its superior durability, but there is a way to do butcher block right.
