We're currently working on a 69 unit deal that we're going with a Community Bank on.  25 year paper with a 1 year I/O period for stabilization timeframe.There are no cookie cutter or "traditional" ways these are done.

I will say that if one can pick up on the concepts quickly, communicate with their mentors almost to the point of harassment to ask any all questions as well as get direction, and hit the ground running as soon as possible, the chances of you seeing success in the program will greatly increase but as for me, I needed more of a custom approach in doing this business and the sort-of cookie cutter style that I was given didn't work out for me.

Joe I wanted to comment on one of your other threads specifically about the home you bought that was 2,800 sq ft.. you need to realize when you do turn over on this house its going to cost you a boat load.. you cannot run your normal expense numbers on a home like that.. unless you get the gentlest tenant ever.. most expense numbers are created for that cookie cutter 900 to 1200 sq ft 3 and 1 or 3 and 2 rental.. you buy a home almost 3 times the size your paint carpet etc will be far higher.. so make sure you account for those.. but it looked like a great home...
