I personally looked on websites specifically for properties being sold in rural areas, like landsoftexas.com, as well as contacted a realtor in the small town we were wanting to be closest to...Anyway, rural land websites and local chambers of commerce would be good starting points...and the properties will sell faster if they have agricultural exemptions on them to lower the tax base...

I'd stay the closest thing to "standard" for a commerical loan would be 25% down, 5-year fixed, with a balloon, full-recourse, 20-year amortization.
