Your only danger is if the cash flow is weak (e.g. $50 a month) and the rental market tanks so you start operating a negative cash flow which means you're eating into your ability to save.If you have buy weak, a downturn will affect you.

Most stuff in 1 million range is in weak suburban or rural locations.The higher quality assets run minimum 1.5 million and up in price for most strong suburban locations nationally.Options are you could either join up possibly with other family members or business colleagues to buy something larger or if an accredited investor you might could invest passively into a syndicate.An example if someone contacts me with 200k and can't add anything to it then rural type locations.

But bringing in closer to 5.5k/month currently because it’s less than half full due to a fire next door several months ago that forced them to evacuate the whole building until engineering reports/inspections were done, and with the owner being from out of town and a very weak management system in place they’ve been very slow to fill it back up.
